  • Step 3 Agree and Act upon Standard Escrow Terms and Agreement
    By using our web application, you agree to both the Terms and Standard Escrow Agreement.
  • Step 2 Creating a New Transaction
    Once KYC and AML checks are completed, you can start your first transaction. Simply click Create Escrow button on your screen. An email will be sent to notify your counterparty.
  • Step 4 Manage your Escrow Transactions
    After creating and agreeing on your escrow transaction, you can view your detailed transactions by clicking on 'See Details' on your dashboard! You can see the status of your escrow transaction. If there is an action that is required by your end, there will be a button appearing on the top right of the page. i) Transfer - to fund your escrow account ii) Release/Return- to release funds to your counterparty after completing transactional terms. iii) Withdraw - You are able to withdraw your funds after you and your counterparty click on 'Release.' Should a 'Release' and 'Return' be clicked, the Escrow transaction will go into a dispute. ESCROW SG will then step in as the neutral third-party to resolve the dispute. Note. you may use the "Discussion" tab on the page details to resolve the disagreement.
  • Step 1 Signing up on ESCROW SG
    We made signing up simple. Simply create a login account, complete your profile and undergo a quick KYC and AML check and you are good to go.
  • Types of monetary escrow transactions
    You can either: fund a lump sum into your escrow account then release it wholly, or release the funds in installments.
  • Choosing between roles when setting up users in company account
    When setting up your business account, you are able to select your role. Administrator - have full access to prepare and approve Escrow. Preparer - access to prepare Escrow as a draft. Approver - access to submit and proceed with Escrow transaction. Owner - as the company owner with the same privilege as administrator. For a Professional Intermediary, senders or recipients can include you in transactions for Transaction Monitoring. You can also create transactions for your clients. *Note: The rights of each roles are subject to change, as we roll out new features.
  • What happens if there is a dispute?
    In the event that both the sender and recipient are unable to jointly agree to release or return the funds, Escrow SG as the escrow agent may adjudicate the release or refund of funds based on the terms of the escrow agreement.
  • What services does Escrow SG provide

  • Email Verification
    The user must click on the link sent to the registered email address to verify their email address. Note: New users are subject to AML/KYC checks. They will not be able to create an Escrow transaction into their Escrow SG account unless they have undergone AML/KYC checks to the satisfaction of Escrow SG.
  • Cannot create an escrow transaction
    You are able to log into Escrow SG and test out all its features, except create transactions. To create and manage transactions, you have to pass KYC and AML checks by Escrow SG first. Note: KYC and AML checks will take a few days to complete. Note. Individual and Corporate account has to complete the KYC and AML check separately.
  • Fees and costs
    Sale and purchase Escrow, there will be a tiering fee depending on your transaction amount. Document and Source Code Escrow starting from USD 2,500 per transaction.
  • Why I cannot access Document Escrow and Source Code Escrow?
    Access to Document Escrow and Source Code Escrow is restricted to company accounts only. To create a Company account, simply go to My Company menu and click Add Company button
  • How Does Escrow SG work?
    A sender or recipient may initiate a fund transfer to the Escrow SG Account. The sender and recipient can agree to the release of funds to the recipient or return of funds to the sender. In the case of dispute, Escrow SG as the escrow agent will make the determination to release the funds to the recipient or return them to the sender.
  • Adding more users under business entity
    To add multiple corporate users under a business entity, Step 1: Log into your individual account and change to company dashboard. Select Company Profile from the left menu Step 2: Click on "Add Company Member" Step 3: Key in the user's email address select Role, and click "Add Company Member" The user will then receive an email invitation to access the business account.
  • What is an Escrow
    An escrow is defined as a financial instrument whereby assets of value are held by an independent third party on behalf of participants in the process of completing a financial transaction. The third party, called the escrow agent will hold the assets until receiving appropriate instructions or until certain predetermined conditions are satisfied. Money, shares, securities, funds or other type of assets can be held in escrow. Escrow is often used by transaction participants to add more comfort in their deals. They are assured that an independent contractual intermediary can help mitigate disputes that can potentially arise in a complex transaction, particularly with multiple settlement requirements and milestones. ​ Having an escrow account is essential especially when large sums of money is involved in transactions. This extra step is important because it protects the funds and ensures that everyone is held responsible. ESCROW SG helps to reduce the risk of a transaction failing between parties.
  • What currency can you transact on Escrow SG?
    You can transact in Fiat currency USD (United States Dollar) SGD (Singapore Dollar) AUD (Australian Dollar) CAD (Canadian Dollar) GBP (Pound sterling) Euro
  • Who can register and perform transactions with Escrow SG?
    All individual and business are welcome to perform a transaction with Escrow SG. They are required to input their counterparties' details for transaction to be complete. Both sender and recipient need to create an account with Escrow SG and either one of them is able to create an escrow transaction.
  • Manage Escrow Transactions
    During the active transaction, users may need to action for a smooth escrow transaction. (i) Verify (ii) Fund the Escrow (iii) Release or Return (iv) Withdraw
  • Add Counterparties
    Users can add counterparties after selecting the role while initiating a new escrow transaction. On the escrow platform: - Sender is the party that will send out the money. - Recipient us the party that will receive the money and send the agreeable items to the sender.
  • Login
    All users must provide the following details in order to login to their individual accounts. (i) 'Email Address' (ii) 'Password' (iii) 'Multi-Factor Authentication (MFA)' optional but strongly recommended to configure Alternatively, a user who has not signed up or is unable to login must select one of the following options : - (i) 'Sign Up Account' (ii) 'Reset Password' (an OTP will be sent to the registered email address to reset password)
  • Add Third Party
    When initiating a new escrow transaction, users can indicate that they want to invite a third party(ies) at step 3. Note: Third Party can be lawyer, broker, agent, etc.
  • Creating an escrow transaction
    There are three different categories in the EscrowSG. Sale & Purchase Escrow (for individual and company accounts). Document Escrow (for a company account) Source Code Escrow (for a company account) Step by step, initiating a new escrow transaction Escrow transaction name, optional user may add remarks on the transaction. Selecting a role as a sender or recipient. Inviting a counterparty, whether an individual or a company. Users may add a third party to the escrow transaction. On Sale & Purchase, the user shall indicate the Escrow Amount, who will pay for the fee, release date estimation and the payment mode. Attaching the agreement between sender and recipient. Users can also add other supporting documents for the escrow transaction. Preview your detailed transaction and submit it. Step 1 Step 2 Step 3 Step 4 Step 5 Note: Once submitted, the user cannot edit the escrow details.
  • Setting up a New Individual Account
    The user signing up for a New Individual Account shall provide individual information and financial information. Note. You may only start to use the EscrowSG application for transactions once the KYC process is cleared.
  • Adding Individual / Company Counterparty
    There are two ways to register a counterparty to your account (i) You may invite and directly assign a counterparty in step 3 while initiating an escrow transaction. (ii) Go to the "Counterparty" menu on the left-hand side and click the "Add Counter Party" button. Please select the Individual or Company tab before clicking the Add button. Note: The user must enter the correct email address when associating with an individual counterparty. Failing to do so will prevent the user from creating an escrow transaction with the correct individual counterparty.
  • Password Setting
    Users can change their password by (i) Clicking on your name and select "Settings" (ii) Select the "Password" tab (iii) 'Enter Current Password' (iv) 'Enter New Password' (v) 'Confirm New Password' Note: Users who do not remember their existing password should reset the password instead.
  • Multifactor Authentication (MFA) Configuration
    Users can enable 2FA setting by :- (i) Clicking on 'Settings Icon' (ii) Select the tab "Authentication" (iii) 'Scan the QR code using an authenticator application, eg. Google Authenticator, Microsoft Authenticator or LastPass. If you cannot access the camera, you may use the secret key and manually enter it into your authenticator application. (iv) 'Enter Verification Code' from your authenticator app. Users can disable 2FA settings by clicking 'Disable'
  • Setting up a New Company Account
    In your profile, go to "My Company" menu and click "Add Company" button. The user signing up on behalf of a company must submit the details of the company for the Know Your Client (KYC) process. Note. The KYC process may take up to 48 - 72 hours depending of the complexity of the profile. EscrowSG team may reach out to you for getting more information or for clarification.
  • Checking past transaction and log
    Users can see their past transactions on each dashboard of the Escrow menu (Sale & Purchase, Document or Source Code). The transaction log tab is in the transaction details page.

  • The overall process sounds complicated, how does it work?
    The application works similar to your usual bank transfer (with more customisation). Once the escrow is set-up, parties can jointly decide on any release or return of funds.
  • How do a lump sump and an instalment escrow transaction work?
    Note: A lump sum escrow refers to a commercial transaction where all the funds are transferred into the escrow account at a predetermined date and withdrawn completely. The funding and escrow is performed for all the funds. The following is an example of a lump sum transaction. Party A purchase a motor vehicle from Party B pending inspection of the motor vehicle for $100,000. Party A funds the entire escrow account with $100,000, performs an inspection of the motor vehicle and upon successful inspection of the motor vehicle, both Party A and B agree to release $100,000 held in escrow to Party B, the seller of the motor vehicle. An instalment escrow on the other hand refers to a commercial transaction where partial funds are transferred into the escrow account initially with follow-up transfer at a later date. At the point of withdrawal, funds are withdrawn entirely or part of the funds are retained in an escrow (e.g. holdback escrow). The funding of the escrow and withdrawal are performed at various interval. An instalment escrow should be selected where the user is using the escrow account to handle deposit and balance payment and if the escrow will be used as a holdback escrow. The following is an example of an instalment escrow. Party A purchase a shipping vessel from Party B pending inspection and registration of the shipping vessel to Party A for $10,000,000. Party A funds 10% of the escrow ($1,000,000) as down-payment upon signing of the Sales and Purchase Agreement to purchase the vessel. Party A proceeds to inspect the vessel and wishes to complete the purchase of the shipping vessel. At completion, Party A funds the remaining $9,000,000 to purchase the shipping vessel and the relevant documents are lodged for the transfer of the vessel to Party A. Party B proceeds to withdraw $10,000,000 upon completion of the sale.
  • How can I utilise this service as a professional services provider (e.g. trust company, escrow agents, law firm)?
    You may sign up as a professional intermediary on our platform. You are then able to create escrow transactions for your clients and make use of the service.
  • Funding Escrow
    The system will provide instructions in your email or transaction details to fund the escrow transaction. Once the agreeable amount is transferred to EscrowSG, the user will be required to upload the payment advice and confirm.
  • Cannot log in after creating an ESCROW SG account
    You may not be able to log in even after creating an ESCROW SG account as you have yet to pass KYC and AML checks. Do check your email for instructions on how to submit documents for KYC and AML checks. ESCROW SG will get back to you within 2 working days. After which you will be able to use ESCROW SG and create escrow transactions.
  • Adding a bank account.
    Users may add their bank to receive funds from escrow transactions during the profile completion before the KYC check. Note: For fiat withdrawals, the escrow agent may perform further AML/KYC checks to identify the legal/beneficial owner of the bank account provided.
  • Withdrawal of Sale & Purchase Escrow
    By clicking 'Withdraw', a withdraw fund pop-up will be initiated. Click 'submit' to proceed. Upon successful withdrawal, the Escrow Agent will update the transaction status to 'withdrawn'. Note: Please allow the Escrow Agent some time to process your withdrawal request, and the status will be reflected in the system accordingly.
